Performs the operation, maintenance, troubleshooting, and minor repair of all Central Plant equipment which includes, but is not limited to: high and low pressure boilers, chillers, emergency generators, medical air compressors, vacuum pumps, water pumps, water softeners, cooling towers, building automation systems, electrical distribution systems, and all related equipment necessary to maintain the Central Plant in good operating conditions.
Timely and accurate performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing, or HVAC as needed; completing tasks independently or with other staff/vendors as needed.
Coordinate the operation of power plant equipment in order to produce the optimum amount of energy in the most cost-effective manner
Operate and monitor the power plant’s computer-based management system as it interfaces with the Building Management System (BMS)
Perform assigned facility inspections, rounding, and due diligence efforts.
Correctly report or escalate any found conditions that might impacting satisfactory client occupancy and operations of the client location.
Perform all work with a strong customer service attitude.
Be able to successfully work with others, including clients and vendors attached to the account.
Utilizes CMMS systems for all work performed, updating work order status in real time.
Submit P-card Receipts Daily.
Attend work and safety meetings as required.
Any other IFM duties and tasks assigned.
Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
Perform regular Vehicle Safety Inspections.
Complete Hazard Assessments as necessary.
Comply with all policies for the safe storage, usage and disposal of hazardous materials
Be able to recognize danger and safety hazards and propose methods to eliminate them.
Maintain compliance to Federal, State, County, or City Ordinances, Codes, or Laws.
Must complete all required safety trainings as scheduled
If in a driving role, be able to safely operate a motor vehicle at the client site or off campus, as applicable.
Knowledge, Skills, and Abilities:
High School Diploma or GED
Must possess and maintain a valid state driver’s license
Must pass company background, drug/alcohol, and MVR screening process
Current City Of los Angeles Unlimited Steam Engineer License
Certifications preferred: EPA 608
Completion of a terminal degree or certificate program from a recognized educational institution in mechanical technology which included the actual operation of boiler, gas or reciprocating engines may substitute for up to one year of the required experience.
Years of relevant experience:
☒ Have a minimum of 5+ years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.
☒ Have a minimum of 2+ years of applicable working experience in the operation, maintenance and repair of boiler, steam, heat exchangers, chiller or related mechanical equipment; diesel or gas reciprocating engines and other related mechanical equipment.

This position requires working outdoors, in mechanical/equipment rooms and possible extreme weather conditions.
While performing the duties of this job, the employee is regularly exposed to moving mechanical parts and heavy equipment.
The employee is frequently exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; risk of electrical shock (high voltage); and vibration.
The employee is occasionally exposed to toxic or caustic chemicals, extreme cold, and extreme heat.
The noise level in the work environment is usually loud.
Work environment is in a smoke free campus.
